Accessing Government Support For First Home Buyers

First home buyers in NSW may be eligible for government support to help you buy your first property. There is a range of assistance options available, including an exemption on transfer duty, concession or grant.

First Home Buyers Assistance Scheme

The First Home Buyers Assistance Scheme offers a full or partial transfer duty exemption for people who are buying their first home in Australia. The home must have a value less than $1 million, and they must move into the property within 12 months from settlement and live there for at least 12 continuous months. The scheme is available to Australian citizens and permanent residents who are purchasing the first home that they or their spouse have owned or co-owned in Australia.

First Home Owner Grant

The First Home Owner Grant offers $10,000 towards the purchase price for first time home buyers, and can be used in addition to the benefits offered in the First Home Buyers Assistance Scheme. People are eligible if they are buying or building their first home, and the home is a new build that hasn’t been occupied before. The property must be worth no more than $600,000 (or, for a house and land package with comprehensive building contract, no more than $750,000).

Shared Equity Home Buyer Helper Program

The Shared Equity Home Buyer Helper program offers support for eligible first home buyers who are identified as ‘key workers’, or people employed as nurses, midwives, paramedics, teachers, early childhood educators and police officers. Single parents with dependent children and singles aged 50 and over can also apply – even if they are not first homebuyers – as long as they meet the other eligibility criteria.

The NSW Government will pay up to 40% of the purchase price of an eligible property, retaining it as equity. Participants are required to meet incomes and asset thresholds, contribute at least 2% to a deposit, and be ready to occupy the properly from settlement day. They must also only be able to service a mortgage with the government contribution.
